Straight answers

How do you decide what to offer?
We start with what comparable homes in your neighborhood have actually sold for recently — not Zillow estimates. Then we subtract what it'll cost us to repair and update the house, the costs of holding and reselling it, and a margin that makes the deal work for us. That's the offer. If you want, we'll walk you through those numbers line by line. Sellers who see the math almost always feel better about the number, even when it's lower than they hoped.
Is your offer the amount I actually receive?
Yes. There are no commissions, no listing fees, and we cover normal seller closing costs. The only things that come out are items that would come out of any sale — your existing mortgage payoff, unpaid property taxes, and any liens against the title. The title company itemizes all of it before you sign.
Are you real estate agents?
No. We are direct buyers — we're purchasing the property with our own funds or our partners' funds. We are not licensed agents, we don't list houses on the MLS, and we don't charge you a commission. That's an important difference and we'd rather say it plainly than have you find out later.
What if my house is in really bad shape?
That's most of what we buy. Foundation problems, roof at the end of its life, fire or water damage, mold, hoarding situations, homes that haven't been touched in forty years, houses with code violations. You don't need to repair it, clean it, or empty it. Take what matters to you and leave the rest.
Am I obligated once I get the offer?
Not at all. Getting an offer costs you nothing and commits you to nothing. Take it to an agent for a second opinion — genuinely, we'd rather you feel certain. If you decide against it, we'll leave you alone.
How fast can you actually close?
Fourteen days is typical once title is clear. We've done faster when the situation demanded it. We've also closed 90 days out because the seller needed to finish a school year. The date is yours to pick.
What if I still owe money on the house?
Very normal. Your mortgage gets paid off out of the sale proceeds at closing, exactly like a traditional sale, and you receive whatever is left. If you owe more than the house is worth, tell us — there are still options, and we'll be honest with you about whether we're one of them.
Do you buy houses with tenants in them?
Yes, occupied or vacant. You don't need to evict anyone or wait for a lease to end. Just let us know the situation up front so we can factor it in.
