Most landlords who call us aren't in financial trouble. They're just finished. The tenant stopped paying four months ago, or the last turnover cost more than a year of profit, or they inherited the property and never wanted to be in this business. The math stopped working and the hassle didn't.
We buy it occupied
This is the main reason landlords sell to us instead of listing. A retail buyer generally wants a vacant, clean, financed-ready house, which means you have to end the tenancy first — and if the tenant isn't leaving voluntarily, that's an eviction: months of your life, legal fees, and often a property in worse shape at the end of it. We take it as it is, with whoever is living in it.

Send the whole list. We regularly buy small portfolios in one transaction, which is usually cleaner for your accountant and faster than selling them one at a time. If some of them are better sold retail, we'll tell you which ones.
