You inherited a house you didn't ask for
Usually it arrives at the worst possible time, in a state you don't live in, full of a lifetime of belongings.
Inherited houses are one of the most common calls we get, and almost none of them are simple. The house may need work nobody has money for. It may be four hours away. There may be three siblings with three different opinions about what to do. Meanwhile the taxes, insurance, and utilities keep coming due, and somebody is paying them out of pocket.
You do not have to clean it out
This is the part people don't believe. Take the photographs, the documents, and whatever has meaning to you. Leave the furniture, the clothes, the garage, the paperwork in the filing cabinet, all of it. We handle the cleanout. You don't need an estate sale, a dumpster, or four weekends of driving.
Probate doesn't have to be finished first
In many cases we can go under contract while probate is still open and close once the executor has authority to sell. Every state handles this differently and some require court approval of the sale, so the honest answer is that it depends on your state and where you are in the process. We've worked alongside plenty of probate attorneys and we're comfortable moving at the pace the court sets.
When there are multiple heirs
- A cash sale with a fixed date gives everyone a concrete number to agree to, instead of an argument about what it might sell for
- The title company can disburse proceeds directly to each heir at closing, in the agreed shares
- Nobody has to front repair money or manage a listing from another state
- If one heir wants to keep the house, we'll say so plainly — we're not the right answer for every family
