Ryan Urias & Nicky Pham
You're about to have a conversation about one of the largest assets you own. You should know who you're talking to.
Why we do this
Between us we've spent more than twenty years in real estate. We started UP Buys Houses because the traditional path — list it, fix it, stage it, wait ninety days, hope the buyer's loan doesn't fall apart — doesn't work for everybody. Sometimes people need a decision, not a process.
Most of the houses we buy have something going on. An inheritance nobody planned for. A landlord who's finally done. A house that needs more work than the owner has money or energy for. We're comfortable in those conversations, and we don't make people feel bad about how the house looks.
How we operate
- We tell you if you'd do better listing it. If your house is clean, in a good area, and you're not in a rush, an agent will probably net you more. We'll say that out loud, on the first call.
- We show our math. Anyone who asks how we got to our number gets the whole breakdown — comps, repairs, holding, resale.
- The number doesn't change. We don't come back after a contract to shave the price, unless something material shows up on title.
- Everything closes through a licensed title company or closing attorney. Never a handshake, never a side arrangement.
