How it works
Nothing here is complicated, and there's no step where the number changes on you.
1. You reach out
Form or phone, whichever you prefer. We ask about the address, the condition, your timeline, and what's driving the sale. That last one matters — the right answer for someone facing a foreclosure auction in nine days is different from the right answer for someone who inherited a house and has all the time in the world.
2. We look at the property
Usually in person, sometimes over video if you're out of state. It takes about thirty minutes. We are not inspecting it to find reasons to lower the price later — we're looking at it so the number we give you is one we can stand behind.
3. You get a written offer
Typically within 24 hours of the walkthrough. It's in writing, it's cash, and it doesn't depend on a bank approving anything. Ask us to show you how we got there and we will.
4. You decide — on your time
Sit with it. Show it to your family. Call an agent and ask what they'd list it for and what it would cost you to get there. We'd rather you take a week and be sure than sign in a hurry and regret it.
5. Title company handles the rest
If you accept, we open escrow with a licensed title company or closing attorney. They run title, clear any liens, and prepare the settlement statement showing every dollar. You sign, and funds are wired or handed to you.

Day 1–2 — walkthrough

Day 3+ — you decide
Day 14–21 — closing
